Before you start
- A copy of the title deed for the property to be purchased
- A copy of the survey map of the property to be purchased.
- Real estate registry data – issued by the Ministry of Commerce, Industry and Investment Promotion.
- A copy of the Oman Chamber of Commerce and Industry membership certificate.
- A copy of the municipal license – issued by the municipality
- Approval from the competent authority for projects of a special nature.
- If the partners are unable to attend to sign the contract, a meeting minutes of the partners in the company (certified by the Oman Chamber of Commerce and Industry) must be attached, explaining the company’s desire to purchase the land and the purpose of ownership, and indicating the details of the property to be purchased and authorizing the person who represents the partners to sign the sales contracts and receive and deliver all documents.

Special conditions
- The company has to be owned entirely by Omanis.
- The company must be a public shareholding company, a closed shareholding company, or a limited liability company, and the percentage of Omanis or citizens of the Gulf Cooperation Council countries contributing to the company must not be less than 30% of its capital.
- If the contribution percentage is less than 30%, approval from the Omani Council of Ministers is required to complete the transaction.
- Real estate development activity must be listed among the company's activities in the commercial register.
- Agricultural land may not be used for real estate development purposes.
- The land area should not be less than (5000 square meters).
- The property to be owned must not be located in restricted areas.
- Companies may utilize more than 50% of the land or property area to conduct activities registered in the commercial register, and they may rent or sell what exceeds their needs. This excludes properties owned for tourism purposes, integrated commercial complexes, and residential real estate units located in integrated residential complexes.
